“Nestled into the side of a hill with sweeping views to the Darling Range, catching the sea breezes from the south-west stands this unique house. The challenging triangular 693m2 block with a 4m gradient and 183m easement presented challenges that ultimately pushed the boundaries resulting in an extraordinary modern-rustic north facing 3 level home. Land use was maximised by taking advantage of the easement and slope to dig the garage and workshop into the hillside. The difficulty of this exercise confirmed by the 2018 MBA award for Excellence in Construction on a Challenging Site.
Featuring open plan living with jarrah timber floors from the family farm on the ground floor and stairwell with a feature double glazed window the length of 1½ levels. Marri cabinetry, also from the family farm, mixed with stone and laminex that gives the home soul whilst complimenting the polished concrete floor finish on the first floor.
Energy considerations include climate controlled vergolas, functional and artistically designed Corten coloured screens to the west and east that can shelter or expose the glass to the sun’s rays, sliding cavity walls that create zones for heating and cooling, sliding cavity glass walls on the first-floor living creating seamless transitions from living to the expansive balconies. Further environmental considerations are the 28,000 litre water tank and 5kw solar panels.
The ground floor living looks out to a copper water feature and pond, down the expansive steps, across the cobblestones to the northern facing gardens surrounded with Corten coloured vertically louvered and rendered panels.
This project honours Veen’s Design Groups skill in design of this modern-rustic home in ‘old’ Bunbury that sympathises with the suburb yet stands proud in its surrounds.

Binningup
Veen’s Design Group excelled in executing the design brief for this challenging site with an 8-metre gradient on a beach sand dune overlooking the ocean at the seaside town of Binningup. The owner wanted to maximise the ocean views & sea breezes with expansive glass windows to all living rooms and bedrooms. Situated on the coast a short walk to the beach can prove relentless on building materials. The owner wanted a feature set down slab for light to feature pebbles at the entrance and bathrooms. This provided the perfect opportunity to mix the exterior materials of raw off-form concrete with face brick that require absolutely no maintenance and can take the brunt of the winds, sun and salt.
Set only 1.5metre to the rear of the block Veen’s designed an undercroft for the garage that lifted the 2 storeys and then offset the 2 levels giving sweeping views from all the bedrooms and living areas to maximise the ocean views. With the alfresco and terrace and living opening to outdoors, the kitchen is the hub which affords uninterrupted connectivity. The master bedroom is located on the same level to the south-west catching the sea breezes. The first floor can be opened for visitors.
The mix of off-form concrete internal walls meeting the lightly polished concrete floors throughout teamed with cabinetry made from warm timbers and simple white kitchen cabinetry give this home a minimalistic beach house feel with an excellence sense of function and form.
Three Story Renovation
The original harbourmasters home, located high on Boulters Heights, was extensively renovated to include a seven car garage, a third story and totally refurbished.

To support me when my role was Supply and Contracts Officer for Conservation and Land Management South West Region, Roger Veen was recommended as an accredited Project Manager for government facilities. I am very pleased to say that since 2004, Roger and his friendly staff at Veen’s Design Drafting Service have provided me with highly professional assistance with planning, design, documentation and project superintendence right through to final fit out of several major building projects in the South West region. Roger was instrumental with the initial planning and integral to the successful completion of new buildings, additions and upgrades to existing facilities. Some of these works included major office expansions, new high rise office blocks, the creation of a new Pest Management Laboratory and an Incident Control Centre. Veen’s Design Drafting Service was exceptional by achieving the desired outcomes within budget and time constraints. We are particularly grateful to Roger, Margo and their staff for the constant personal and genuine interest they show in all projects they are involved with by providing sound, professional advice on any matters raised right through to the completion of the project. Roger and his friendly team are a pleasure to do business with. My wife and I recently engaged them to design and document the building of our new home. Jenny and I are very pleased with the house which is now in the final stages of fit out. We came to Roger with scratches on a piece of paper and a lot in our heads for our proposed new Bunbury Farmers Market location. Roger was able to extract that information and create the conceptual plans. We were able to sit one on one with our designer who was very accessible & knowledgeable and we worked through the plans together. We wanted the continuation of the bullnose verandahs from the old Waldecks original building; Roger wanted to introduce a blade wall. Our synergy gave us this amazing oversized blackboard that creates the iconic street presence we were looking for yet still maintaining the market look and feel. This was a moving design that tells a story. Roger’s negotiation skill with the trades and sub consultants was invaluable and saw that we got our building erected within the tight timeline we imposed – open for Christmas 2013 trade so a 9 month build. The design continued to move through the build and Roger & his team maintained the necessary documentation, negotiation and positive attitude that got us our building that we are very proud of and is one of its kind.
We absolutely love our newly renovated heritage home. Roger was enthusiastic and understood what we were looking for, our budget & heritage guidelines. The design flows well from the old to the new and it is a dream to come home to, relax and entertain friends and family.
We have been involved with Roger and his team now for many years on various projects in and around Bunbury and in some cases on multiple occasions for the same client. As commercial property managers, we have worked together on many from the ground up projects, refurbishments and major renovations. Roger is readily available and his straight forward approach to getting the job done and delivering projects has resulting in many satisfied clients.
I have been associated with Veen’s Design since 2000 providing consultation on structural & civil engineering design. When I first met Roger, he was operating from a home office. Today Roger has a professional team working alongside him producing some great award winning designs ranging from new & renovated homes, commercial showrooms, taverns, medical centre and more. Tight timeframes are not uncommon, but our level of communication allow us to meet these deadlines. It’s a pleasure to work professionally with his practice. Cimeco Pty / Ltd Central Systems Pty Ltd who I have been working for the past 4 years as Manager / New projects Project Manager. In this time Cimeco Pty Ltd entered into a design and construct contract for the construction of the Esplanade Hotel in Port Hedland ( 14 Million ) we used Veen’s Design Drafting Service as the lead consultant for this project . The project was completed on time and within the cost controls of the contract, winning industry awards for the finished construction. I then transferred to Central Systems Pty Ltd and was instructed by the directors to construct a new asset facility for the company at Hope Valley ( 3 million ) because of the easy to work with thru / transparency / level of detailed design and problem solving ability that Roger and his team had produced with the Esplanade Hotel I had no hesitation in commissioning Veen’s Design Drafting Service. The project is now complete and again was delivered on time and within the cost parameters set by the directors . Central Systems have now commissioned Roger and his team to start work on a new facility upgrade in Newman. I would have no hesitation in recommending Roger and his team for any design and construct project related works.
