“Vasse is an award-winning estate strategically situated between Busselton and Dunsborough with a new Village Centre being developed as an iconic South West Tourism destination. The site is ideally positioned opposite the busy Coles complex, the building is central to the new Vasse Village Centre.
Veens solution was to create an economical tilt-slab building with ground floor tenancies serviced by shopfronts and rear access. The first-floor tenancies are serviced by a lift.
Veens worked with BGC to keep the project on budget during the design development phase with value-engineering review practices applied at every opportunity. The building was completed in early March this year after a construction period of just 6 months.
The building already has established tenants in a Newsagency, Café, Hairdresser and Chinese Restaurant. There are further opportunities for more ground-floor shops and offices upstairs. To further enrich the retailing experience, the new Vasse Village Centre engaged artist Jack Bromell from Busselton to complete a mural depicting a giant Red-tailed black cockatoo hoping “that people will slow down for a few moments during their day and admire one of nature’s beautiful creations”.
The interaction of design and art have given this estate and Village a cultural heart that is pivotal to the visual understanding of the context of the surrounding environment of Vasse. The street-art concept should grow and further enhance the precinct as future lots are development.
2017 BDA WA Award Winner
Category New Commercial & Public Buildings up to $2m
Treendale is an ultra-modern community sprouting up just a short drive from Bunbury. Treendale’s Commercial Precinct is located in a most prominent location on Grand Entrance, in very close proximity to The Junction Shopping Centre.
Veen’s Design Group was engaged to design 2 tenancies on a vacant corner block between the new Bunnings and the Junction Shopping Centre that had an element of difference & strong street presence on a $1M budget.
Expecting one tenancy to be a mechanic, the other tenancy was a complete unknown. With this in mind a simple split down the centre of the concrete tilt up panel construction was decided. As a diversion away from the square type elements in the new subdivision 2 curves with their backs to each other to define the 2 tenancies.
Against the dark tinting of the windows and fixed louvre features Veen’s cleverly incorporated a wood panel fill to further separate the window from the curve and highlight the curve with a striking finish.
Now fully tenanted this development is buzzing. Veen’s are proud to have satisfied their client with a modern, stand out design that was versatile enough to attract 2 such different tenants, provide a good return on investment with little maintenance so they can enjoy sailing their boat into retirement.
Enable South West
2017 BDA WA Award Winner
Category Best Commercial Alteration – Addition up to $1m
Enable South West are a not-for-profit organisation that provides support to individuals and their families living with disability, mental health issues, ageing and short or long term health issues in their home and in their community.
Impressed with Veen’s Design Group’s previous additions in 2011, Enable engaged their services once again to provide new additions and alterations to Enable South-West to accommodate the needs of their expanding business. The client brief was to maximise office space for the provision of future staff, additional board room and meeting areas, and to provide additional staff services including staff rooms and quiet zones for staff to take time out. A new reception area and entry canopy were also designed plus a lot more storage.
The existing facade was a mix of heritage and modern, so the new extension required integration with these two styles. A feature timber cladding was selected to break-up the colourful facade. This was also used in the Reception area, providing a link between the internal and external design.
Future provision for a second story was included in the design, to accommodate the potential future needs of this expanding business. The second story floor structure was built into this stage of the project, in order to accommodate this.
The wall on the SW corner had extensive storage innovatively added inbetween the wall blades following the passage through to the board room.
CEO Rob Holmes expressed his delight at the seamless transition between the old and new, ‘hidden’ storage, functionality AND all within budget.

South West Express
As a supplier of transport solutions using refrigerated trucks, South West Express has seen its freight task grow considerably in recent years. Starting from a one man/one truck operation less than 20 years ago, the fleet is now handling a number of distribution contracts around the south western corner of WA. This new development supports the growing needs & vision of South West Express
A transport company has unique requirements when it comes to a workable office, for South West Express there would be no second chances this had to be done right the first time, an emphasis on minimum land usage, combined administration and transport operation offices, communal areas are required so as to maintain a cohesive yet functionally separate space to facilitate a seamless operation. With this brief, Veens Design Group have achieved an outstanding result, ticking all the boxes required with the added bonus of an aesthetically pleasing structure. We are very proud of our new office and thank the team at Veens Design Group for an outstanding Result.

Bunbury Farmers Market
Transformation of the Waldecks Nursery to The place to source your fresh local produce. Designed with a one way flow to take the customer past various tasting booths, bakery, florist, deli and much more
We came to Roger with scratches on a piece of paper and a lot in our heads for our proposed new Bunbury Farmers Market location. Roger was able to extract that information and create the conceptual plans. We were able to sit one on one with our designer who was very accessible & knowledgeable and we worked through the plans together. We wanted the continuation of the bullnose verandahs from the old Waldecks original building; Roger wanted to introduce a blade wall. Our synergy gave us this amazing oversized blackboard that creates the iconic street presence we were looking for yet still maintaining the market look and feel. This was a moving design that tells a story. Roger’s negotiation skill with the trades and sub consultants was invaluable and saw that we got our building erected within the tight timeline we imposed – open for Christmas 2013 trade so a 9 month build. The design continued to move through the build and Roger & his team maintained the necessary documentation, negotiation and positive attitude that got us our building that we are very proud of and is one of its kind.
